Gestionnaire, Exploitation

Relevant de la Gestionnaire de propriété, le titulaire du poste veille à ce que l’entretien des propriétés au Québec du portefeuille Northwest Health Care effectué selon les meilleures pratiques. Dans l’exécution de vos fonctions, vous serez responsable au bon déroulement des activités relatives à toutes les opérations et les aspects techniques des propriétés et au maintien de ces actifs. Vous prendrez en charge les activités d’ordre techniques telles l’électromécanique, l’architecture, l’entretien préventif et autres métiers du bâtiment et verrez à ce que l’ensemble des propriétés respectent les normes de la Société. Vous assurerez la gestion des contrats de service des différents entrepreneurs, des équipes techniques en place, et serez en contact avec les locataires pour leur offrir des services de qualité supérieure.

CE QUE VOUS FEREZ

  • Assurer les opérations des propriétés, y compris la supervision du personnel JLL et externe pour l'entretien ménager, la maintenance, des entrepreneurs externes et des installations techniques des immeubles;

  • Évaluer, assurer le suivi et contrôler rigoureusement la qualité de service des travaux exécutés de réparation, d’entretien ménager et technique de l’ensemble des propriétés (électricité, plomberie, mécanique, chauffage, ventilation, climatisation, serrurerie, réseau gicleurs incendie, ascenseurs, communication/transmission, structure et architecture);

  • Procéder aux inspections diverses des propriétés et formuler des recommandations face aux problématiques inventoriées et établir un plan d’action (annuel et quinquennal);

  • Établir les budgets d’opération annuels des activités sous sa responsabilité et préparer les prévisions mensuelles, les rapports sur les écarts et les rajustements comptables de fin d’exercice;

  • Établir les paramètres d’exécution des travaux d’aménagement des locataires et des travaux correctifs ou de remplacement des divers éléments structuraux ou mécaniques des propriétés, Veiller à l’application des lois, codes et règlements concernant la sécurité des occupants, des visiteurs, des sous-traitants et la protection des biens;

  • Assurer le maintien et l’optimisation des différents programmes d’entretien préventif dans le but de maximiser la fiabilité et la durée vie des actifs;

  • Agir à titre d’expert dans le cadre de la relation d’affaires auprès des fournisseurs, partenaires riverains, services municipaux et services externes;

  • Promouvoir une saine gestion environnementale dans les pratiques des activités sous sa responsabilité. Veiller au respect des programmes relatifs au développement durable, optimiser les programmes énergétiques et s’assurer de l’atteinte des objectifs;

  • Gérer et motiver l’équipe d’exploitation;

  • Assurer la gestion des contrats d’exploitation - Climatisation Ventilation Chauffage (CVC), de communication, télécommunication, d’entretien des ascenseurs et tous autres contrats en lien avec les équipements ou systèmes des propriétés;

  • Collaborer avec l’équipe des approvisionnements, participer aux appels d’offres pour les services, obtenir des devis, négocier et gérer tous les contrats de services pour les activités sous sa responsabilité;

  • Répondre aux urgences relatives au fonctionnement des propriétés;

  • Le titulaire de ce poste peut être appelé occasionnellement à travailler les soirs et les fins de semaine lors de projets ou d’événements spéciaux.

CE QUE NOUS RECHERCHONS

  • Baccalauréat en génie ou combinaison de formation et expérience jugée équivalente dans un domaine technique (mécanique, électrique, électromécanique, mécanique du bâtiment, etc.);

  • Un minimum de 5 ans d’expérience dans un rôle de gestion d’immeubles ou de gestion des opérations techniques destinées aux immeubles ;

  • Propension marquée pour le service à la clientèle;

  • Faire preuve de leadership et être axé sur le travail d’équipe et sur l’amélioration continue;

  • Esprit analytique et capacité avérée en résolution de problèmes;

  • Capacité avérée à prioriser efficacement ses tâches de façon à respecter les délais dans un milieu où les activités se déroulent à un rythme rapide. Capacité à s’adapter à des priorités changeantes;

  • Esprit d’initiative et approche axée sur les résultats;

  • Connaissance des normes LEED et BOMA, orienté vers l’environnement est un atout;

  • Bilinguisme* (anglais-français) parlé et écrit.

  • Ce poste requiert une présence en personne 5 jours/semaine.

*Interactions orales et/ou écrites avec des partenaires externes basés à l’extérieur du Québec (par exemple, fournisseurs de services, cabinets d’avocats, pairs, banquiers, firmes de courtage, firmes d’analyse de crédit, agences de crédits, etc.) et clients provenant de l’extérieur du Québec.

Operations Manager

Reporting to the Property Manager, the incumbent ensures that the maintenance of the Northwest Health Care Québec portfolio properties is carried out according to best practices. Part of your duties, you will be responsible for the proper conduct of activities relating to all operations and technical aspects of the properties and the maintenance of these assets. You will take charge of technical activities such as electromechanics, architecture, preventive maintenance and other building trades and will ensure that all properties comply with the Company's standards. You will manage the service contracts of the various contractors, the technical teams in place, and will be in contact with retailers to offer them superior quality services.

WHAT YOU’LL BE DOING

  • Ensure property operations, including the management of housekeeping, maintenance, external contractors and building technical facilities;

  • Assess, ensure proper follow-ups and rigorously control the quality of service of repair, housekeeping and technical work on all properties (electricity, plumbing, mechanics, heating, ventilation, air conditioning, locksmithing, fire sprinkler network, elevators, communication/transmission, structure and architecture);

  • Carry out various inspections of properties and make recommendations to address the problems identified and establish an action plan (annual and five-year);

  • Establish annual operating budgets for activities under its responsibility and prepare monthly forecasts, variance reports and year-end accounting adjustments;

  • Establish the parameters for the execution of tenant development work and corrective work or replacement of various structural or mechanical elements of properties, Ensure the application of laws, codes and regulations concerning the safety of occupants, visitors, subcontractors and the protection of property;

  • Ensure the maintenance and optimization of the various preventive maintenance programs in order to maximize the reliability and life of the assets;

  • Act as an expert in the context of the business relationship with suppliers, riparian partners, municipal services and external services;

  • Promote sound environmental management in the practices of the activities under its responsibility. Ensure compliance with sustainable development programs, optimize energy programs and ensure the achievement of objectives;

  • Manage and motivate the operations team;

  • Ensure the management of operating contracts - Air Conditioning Ventilation Heating (HVAC), communication, transmission (telecommunication) maintenance of elevators and all other contracts related to the equipment of the properties;

  • Collaborate  with the procurement team and participate in tenders for services, obtain quotes, negotiate and manage all service contracts under its supervision;

  • Respond to emergencies related to the operation of properties;

  • The incumbent of this position may be required occasionally to work evenings and weekends during projects or special events.

WHAT WE’RE LOOKING FOR

  • Bachelor's degree in engineering or combination of training and experience deemed equivalent in a technical field (mechanical, electrical, electromechanical, building mechanics, etc.);

  • A minimum of 5 years of experience in a building management role or in the management of technical services for buildings;

  • Strong propensity for customer service;

  • Demonstrate leadership and is focus on teamwork and on continuous improvement;

  • Analytical and proven problem-solving skills;

  • Proven ability to effectively prioritize tasks to meet deadlines in a fast-paced environment. Ability to adapt to changing priorities;

  • Proven results-based approach;

  • Knowledge of LEED and BOMA standards, oriented towards the environment is an asset;

  • Bilingualism* (English-French) spoken and written.

  • This position requires to be on-site 5 days a week.

*Oral and/or written interactions with internal and external partners based outside Quebec (for example, service providers, law firms, peers, bankers, brokerage firms, credit analysis firms, credit agencies, etc.) and out of Québec customers.
